Smart Metering in commercial office buildings such as 110 East 59th Street, One Seaport Plaza, 485 Madison Avenue, and 250 Hudson Street. This technology identifies energy cost saving opportunities for improved building operations. Recent applications include identifying and finding methods to reduce high peak electric demand. Electric Demand Response program participation in New York State and Con Edison. Utility real-time monitoring and energy data insights via David Energy’s Energy Management System platform. Capital improvement measures at various buildings include lighting retrofits; installation of high-efficiency chiller plants; fuel oil to natural gas heating plant and conversions; upgraded Building Management Systems; and the installation of variable frequency drives (VFD’s) to control the building’s mechanical systems. Green Roofs at 250 Hudson Street, 255 Greenwich Street, 315 Hudson Street, 110 East 59th Street, and Symphony House (235 West 56th Street) improve stormwater discharge control and, in addition to White Roofs on several buildings, reduce the City’s heat island effect.
